1. Project Details

• Anshul Casa is a premium residential development by Anshul Group, featuring thoughtfully designed residences located in Wakad, Pune.
• All information provided in brochures, websites, and marketing materials is for general guidance only and does not constitute a legal offer or contract.

2. Pricing & Payment

• Prices mentioned are indicative and subject to change without prior notice.
• Final pricing will be confirmed at the time of booking and shall be binding as per the executed agreement.
• All payments must be made as per the agreed payment schedule in the booking form and the Agreement for Sale.

3. Unit Allotment

• Unit allotment will be confirmed only upon receipt of the booking amount and execution of the booking form.
• The developer reserves the right to cancel the provisional allotment if payment terms are not adhered to.

4. Possession & Delivery

• The possession date will be as per the Agreement for Sale and may be subject to extensions as permitted under RERA or due to force majeure events.
• Any request for early possession will be at the sole discretion of the developer.

5. Modifications & Specifications

• The developer reserves the right to make minor alterations in design, specifications, or layout without prior notice, provided such changes are in compliance with applicable laws.

6. Amenities & Facilities

• All common amenities and facilities will be provided as per the sanctioned plans and specifications mentioned in the Agreement for Sale.
• The developer is not responsible for delays or unavailability of certain facilities due to reasons beyond their control.

7. Statutory Approvals & Compliance

• All statutory approvals, licenses, and permissions are obtained or will be obtained as per applicable laws.
• Purchasers are encouraged to verify project details on the official RERA website.

8. Cancellation Policy

• Cancellations will be subject to the terms mentioned in the booking form and the Agreement for Sale.
• Refunds, if applicable, will be processed after deducting applicable cancellation charges.

9. Jurisdiction

• All disputes shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra, India.
